Looking to bid on a cottage after the 1st of the year. I'm out of state and need to know what to ask regarding legal issues. What are some of the pitfalls to avoid so I don't get hosed. Any thoughts would be greatly appreicated like easement, putting in a dock, get a lawyer there or here, have much for a closing etc? Thanks in advance for your help. Line ain't thru all my guides!

which State?
Wisconsin, lake easments, septic tank,setbacks, any variances to existing building or future additions, zoning.
Hire an attorney at new location.

State is Wisconsin, so any advice to give would be helpful. Type of questions that I should ask where the realtor or seller must make a disclosure, where if you don't ask they don't have to tell. These would be extremely useful, and if it's better to get a local lawyer, do you take a recommendation from the realtor or yellow pages?????Line ain't thru all my guides!

my suggestion is skip WI and jump the border to MN.... you will be glad you did in the long run.

Unless you think you're going to find an unlisted property, get yourself a real estate agent to handle the details/guidance. A buyer agent costs you nothing because the SELLER pays the commissions! If you buy without an agent, the seller's broker simply bags 100% of the commission that is otherwise split with the buyer's broker.
