Trailer Financing

We purchased a boat dock and a lot up at Lake Erie at the end of last year. We want to put a trailer on it for a vacation home. The problem that we are running into is that we cannot find a finance company that is willing to finance it for 30 yrs. without a 20% down payment. Now 10% I can handle.....but 20% isn't going to cut it. If I have to borrow money to put it down, by the time I make two payments, I won't be able to take vacation time and enjoy. We own the lot and dock outright. If anyone that posts here knows of a finance organization that handles these types of transaction and a contact, it would be much appreciated.
