What would be the best route for finding a fishing resort for sale? Looking for decent one or one with only some fixing up. Definitely around good walleye lake year round. Preferably northeastern South Dakota, Lake Mille Lacs,MN., Lake Pepin, MN., or Leeech Lake, MN. area. or any where in MN with good walleye fishing year round.
Thanks in advance,
JEB

Have you carefully considered the potential hassles of owning income property on an Indian reservation?

Check with BIC Realty in Cook, MN.

I had heard that one of the resorts on Wolf Bay might be for sale.

Owning a resort is great if 1). you can handle the complaining of people who couldn't catch a starving fish in an aquarium and 2). you don't mimd being too busy to fish yourself. That said, here's a link for you:

I own a resort on Leech Lake and wouldn't trade this lifestyle for anything! Lot's of work but well worth it. Be careful who you deal with (realtors), many of them are not going to give you the whole financial picture of the selling resort - look at the books carefully. Good luck in your search.

Contact Dennis at Roger Miller Resort Sales at 218-652-2800. Their web site is www.mn-resorts.com They've been selling nothing but resorts all across MN for over 30 years and are excellent to work with. They will treat you right. (No, I don't work for them, but I do know them.)

Whew! A decent resort on Mille Lacs and Leech are going to run you a cool million plus for just the land if its on the water.

There are several places I would look at first. The banks are the first place. They will have a list of struggling properties and bankruptcies. Next, check the MLS. All properties for sale by a realtor are lited there. Then check with "For Sale By Owner" I think they have a website.

Otherwise my brother-in-law is selling his resort/campground on Spider Lake in Nevis. They have had it listed for about 3 months now and might be interested in an offer.

Call them. Bruce and Betsy Babler(Naturland Campground) - (218) 652-3590.

Kiss your summers goodbye...kind of.

Are you sure about that?

Judd's has been "sold" a couple times recently, but both buyers have backed out at the last minute.

i used to live up in God's country...northern minn...had many clients who did that and really regretted it...they did not consider all the hassle...poor remuneration...you name it..i heard it...hardly ever heard a good comment from the illinois retiree or person who thought they were burnt out and needed to own a resort...the people who seemed the happiest were those who had grown up doing it because their mom and pop owned successful resorts...most "transplants"...were very unhappy...just my two cents..steve
